Of course, different buyers have different objectives. Buyers’ goals include:
- Second home or vacation getaway
- Vacation getaway/rental property to eventually become primary residence
- Investment
- Secure a piece of land
Though goals and objectives vary, all buyers need to think about some of the same things when selecting a piece of land or a house.
First, where is the property? What is the area like?
Would you look at property in the high desert of Arizona if you wanted to be by the Ocean? (I assume the answer is no…but bear with me and read on.) One of the first questions you should ask yourself is, “What do I want to have available in the form of services?" For instance, if you want to own property in a quiet neighborhood—a single family home overlooking the Intracoastal Waterway, surrounded by other single family homes—you won’t go looking on Miami Beach. Conversely, if you’re looking for a great nightlife scene, steps from your front door, you won’t look in an out-of-the-way place.
Just a few things to consider are: shopping; restaurants; medical care; schools; and goods and services that are important to you. Are the things that you want or need going to be available in this region? Many times, the only way to get a real answer to this question is to take a trip and find out.

Next, what about the community?
Choosing a community that suits your needs is an important step. There are a lot of questions to ask. Start by determining what’s important to you.
- Does it need to be gated? Are there other security concerns?
- Would you like a community that has a golf course?
- Boating: Do you want access to a marina?
- Dining: Do you want a private restaurant on site?
- Do you need to have a grocery store (or another service) in walking distance?
- Ready access to area beaches?
- Private Beach Club on a barrier island?
- Is there a time frame to build on a piece of property?
- Can I buy a package (a home and a piece of property)?
- Are there townhomes available?
- What about shopping and entertainment?
- What are the views like? Do you want to be able to see the water?
Finally, what about the property itself? Again, there are many important questions to ask. Here’s a small sampling:
- What are the current demographics? Are there future population density forecasts? Who are the current residents?
- How about build requirements? Are you required to build your home in a set period of time? Will I be able to modify my home In the future?
- Are there homeowner fees? If so, what's included? Are there additional fees for certain amenities or services?
- Is it easy to get around? How many entrances does the community have?
- How strong are the resales? Has the property appreciated in value over the last year or two?
- Are there architectural standards (structure height limitations, home square foot minimums, etc.) to preserve the character of a community?
- What are the climate considerations? Will you require storm protection, storm water run off systems?
- Does the property require flood insurance? Are there other insurance requirements that are specific to the property?
